Just a quick question: would a condo on the 3rd floor (top floor) be worth more than a condo on the 2nd floor?

Btw i'm talking more about appraisal value. The view is pretty much the same, and there's no roof access. It's a "garden condo"

just wondering since my realtor has been harping on the fact that it's worth more since it's on the 3rd floor...and I'm not sure if we believe her.

i'm the kind of guy that always want the top floor and would pay for it if buying a place. usually the top floors have vaulted ceilings or something exra also. one thing about middle floors is that they are cheaper to heat and cool that either the top floor or bottom. the condos/apartments around them help keep the temp regulated.

$3000? $15,000?

hmmm...i must have lived in a nice apartment because i never heard the neighbors unless the windows were open. i think there were cement walls and ceilings though.

is the ceiling vaulted? a better view? also, is there an elevator or do you have to haul your groceries up the stairs?

i would pay prob. 5% more if there were additional features such as a vaulted ceilings or better view.

The ceiling is a tad vaulted, but only in the living room. The view is the same, other than being a floor up, and there are no elevators, stairs all the way.
