Last week, when we came back from being with family for the funeral, we noticed that some things which should never be wet were wet on top of our dryer. So I spend a few minutes looking for the source of the unexpected wetness...only to discover that it appears that a pre-existing rust spot had grown while we were gone. That rust spot had been there since we moved in here and I attributed to a past incident so I hadnt been worried about it. Sure enough, the newest tongue of the rust spot had creeped over the edge of the shelf the water heater is mounted on and was directly over the wet area. Crap...but at least it was just a small leak and I dont have to pay for it.

The owner of the unit, once notified immediately said he would replace it. He didnt want to bother with having it checked out or repaired as it something that he doesnt like to mess with. An hour after speaking with him, he came over to double check the features/size of the unit and to see if the new unit he had found would fit.

Wouldnt you know it...the new unit was from a different manufacturer and due to the space constraints wouldnt fit in very easily...not to mention the issue with the hookups. Since it was a holiday weekend he couldnt find the exact same manufacturer and told us that he would take care of it first thing Tuesday.

Last night I realized we had no idea what time he would have the crew come or when we might hear from him. I figured I better get up early to make sure that I was decent and showered before we lost the hot water. Thinking that I would be getting up early, I figured I better go to sleep at a normal time. It was a nice thought, but I ended up tossing and turning until probably 4:30ish!

Around 7:45 this morning we get a call saying that the repair people were coming to take a look and would be there soon. I drag myself out of bed, shower and dress only to get back in bed in the hopes that I could get a little more sleep. Since I was already dressed/ready I figured it would just be nice and easy as I am a light sleeper.

I fall asleep only to get another freaking phone call at 9ish. I dont know about the rest of the world, but I was raised that you dont call people before 10am as they might be sleeping. The fact that it was my father calling from the east coast made me laugh/groan as I swear he forgets the time zone difference!

After that call I figured I had better just sit on my couch as the repair/installer should be there any moment. An hour rolls by and no one is there. Finally there is a knock at the door and its a bunch of Jehovahs witnesses. (Just kidding...it was finally the installer a few hours after I thought he would be here)

The installer looks at the unit and after 3 minutes informs me that its completely out of code and has to be replumbed, mounted, etc. Apparently whoever installed the last one was cutting corners majorly. There was no drip pan, the connections were done shoddily, and the earthquake strap was inadequate. I tell him to confirm the WO with the owner and he leaves.

After 30 minutes I figure that he is gone for good and I am a bit mystified by the failure to inform me that he was leaving. Just as I make up my mind that I can finally get my day started, there is a knock on the door and he informs me that everything has been approved and it will take a few hours.

Sure enough after about an hour and a half, they finished up. Nice and quick, everything looks much better and its even more efficient!

As much as the waiting around annoyed me, I cant complain about the quick response by the owner, the relatively quick work by the installers or the quality of the installation.

Did you at least have working hot water this a.m. when you took that early shower?

Yup... I've been through that before.

My old water heater (probably the one that was in there when the house was built) wasn't up to the current code so I had to pay extra for the new one to be installed to code.
